What Does Pressure Washing & Power Washing Involve?

Pressure washing uses controlled water pressure to remove suitable buildup from assessed hard surfaces. Sound concrete may suit a different approach from pavers, coated timber or siding. We identify the material, existing wear and drainage, then price the area and any separate stain treatment so the result and cost are clear.

Your Quote Can Include

  • Assessment of the surface, finish and existing damage
  • Cleaning of the specified hard-surface area
  • Pressure and method matched to the material
  • Drainage and runoff planning
  • Options for driveways, walkways, patios and entrances

Match the Method to the Surface

Sound mature concrete is not the same as new concrete, sandstone, aged mortar or a painted deck. High pressure can etch surfaces, strip coatings and disturb joints. We choose the cleaning approach after considering the material and visible condition.

Asphalt shingle roofs are not pressure-washing surfaces. Siding generally requires an appropriate soft-wash approach instead. If a customer asks for pressure washing as a general term for exterior cleaning, we explain the method suited to the actual surface.

A Consistent Finish Takes More than a Strong Jet

Large compatible surfaces may be cleaned with equipment that helps maintain consistent coverage. Edges, steps and tight areas still need individual attention. The method is adjusted to avoid concentrating pressure in one spot and leaving lines or damage.

Pre-existing repairs, different concrete pours and years of wear can remain visible after washing. A surface can be clean without being a uniform new colour. We explain those limits and identify any spots that need separate stain treatment or repairs.

Runoff, Nearby Property and Site Preparation

Dirty wash water should be considered before the job starts. We look at the slope, nearby drains, planting and the substances being removed. Oily commercial surfaces, waterways and sensitive discharge areas may require a more specialized setup or a different scope.

Move cars, planters and small items from the cleaning area when possible. Tell us about loose paving, drainage problems or a surface that was recently sealed. Cleaning under furniture or around stored equipment is agreed explicitly rather than assumed.

When to Clean Walkways and Entrances

Shaded walking surfaces can develop slippery biological films. Routine inspection and cleaning can improve their condition, but no wash makes a walkway permanently slip-proof. Drainage, footwear and surface wear still matter.

Plan the work before heavy use of the area and allow it to dry as instructed. Strata walkways and business entrances may need phased access so residents or customers can pass safely. We can quote those scheduling needs along with the cleaning itself.

A Useful Clean from the Entrance to the Backyard

Choose the areas you use: front steps, an entrance walk, a parking pad or the route to the patio. Include narrow side strips and landings in the measurement if you want them washed. We review existing cracks, loose joints and water pathways before settling the method. A smooth work sequence keeps people and vehicles away from the area while it is being cleaned and draining.

Nanaimo pressure washing can involve a sloping drive in Departure Bay; Langford concrete cleaning may include a parking pad and rear steps; Duncan walkway washing can be part of roof-and-gutter maintenance. Our guide for suitable driveways, walkways and decks is $0.40–$0.70 per square foot with a $200 minimum. Specialist oil, rust, coatings and unusual drainage are assessed separately.

How We Prepare Your Pressure Washing & Power Washing Quote

Square footage, material, dirt, staining, access and water management determine the estimate. Oil, rust, paint and efflorescence can need separate treatment and may not be fully removable. Identify those concerns in your request.

Send your address, photos and the surfaces you want cared for. We will explain the options and prepare an itemized estimate with the method, finish, price and visit details clear. For larger or complex properties, a walkthrough can help define the complete work.

Before You Book

Pressure Washing & Power Washing: Your Questions.

Know the method, the scope and what to expect.

The terms pressure washing and power washing are often used loosely. Heated water is not automatically included. If the job requires it, that equipment and method must be confirmed in the quote.

No. Oil can penetrate porous concrete and leave a mark after cleaning. Separate treatment may help, but we assess the stain and explain likely limits.

Asphalt shingles are not pressure washed. Siding needs a material-specific method, often soft washing. We choose the method for the surface rather than using pressure everywhere.

No. Sealing, joint-sand replacement, repairs and restoration are separate work unless specifically listed in an agreed proposal.

No. Our guide for suitable driveways, walkways and decks is $0.40–$0.70 per square foot, with a $200 minimum. The material and condition still determine suitability. Walls, roofs, fences, specialist stains and unusual contamination need their own assessment.

We identify the surface, buildup and drainage routes before agreeing on work. Oil or hazardous contamination can require specialist containment outside a routine wash. Tell us about ponds, nearby water and drain restrictions; the proposal states any special measures rather than assuming every drain can receive runoff.

Deep oil, rust, embedded material, worn aggregate and differences in concrete age can remain visible. Increasing pressure can damage the surface without solving those stains. The quote separates ordinary buildup removal from any specialist treatment and explains the expected finish.
