What Does House Washing & Soft Washing Involve?
House washing cleans the exterior walls and features listed in your quote. We review siding type, coating condition and organic buildup, then use suitable low-pressure washing, brushing and rinsing. The work can include selected trim, soffits and gutter faces, with preparation and the final window scope explained before the visit.
Your Quote Can Include
- Siding material and condition assessment
- Targeted cleaning of the agreed exterior walls
- Consideration of gardens, electrical fixtures and openings
- Controlled rinsing compatible with the finish
- Optional soffit, fascia, gutter-face and window services
What House Washing Can Improve
Green growth on shaded walls, surface dirt near a driveway and seasonal pollen can dull an exterior even when the siding itself is in good condition. Soft washing is intended to clean those accessible surfaces without treating every mark as the same problem.
Oxidation on vinyl or painted metal, loose paint, rust staining and permanently discoloured caulking do not always respond to ordinary washing. We assess those areas and explain whether a specialist treatment or repair would be more appropriate. Washing cannot restore a failing paint film.
Vinyl, Fibre Cement, Stucco and Painted Surfaces
The material and its condition matter as much as how dirty it looks. A sound vinyl wall, painted wood trim and textured stucco need different attention. Manufacturer instructions, the coating and any warranty requirements guide the method.
Water must be kept away from vulnerable openings and directed so it does not enter behind siding or trim. We take account of vents, fixtures, windows and existing defects. A detached or brittle panel should be repaired before cleaning rather than tested with more pressure.

Preparation Makes the Visit Smoother
Close windows and doors, remove items from the walls and clear outdoor furniture where possible. Let us know about irrigation controls, exterior outlets, cameras, ponds, garden beds and access restrictions. These details influence setup and protection.
Ask whether soffits, fascia boards, the outside of gutters and exterior glass are included. A whole-house wash can be coordinated with roof and gutter work, but each service remains clearly itemized. A final window clean is useful where a spotless glass finish is a priority.
Maintain the Result Without Over-Cleaning
The shaded north side of a home may need attention before the sunny front. We can discuss a whole-house visit or a more targeted plan where that fits the property. Cleaning frequency should follow growth and dirt, not an assumption that every wall must be washed constantly.
Watch for vegetation touching the siding, soil splash at the base and runoff from blocked gutters. Those conditions can bring grime back quickly. Addressing them supports the clean finish and also makes future maintenance easier to schedule.
Make the Whole Elevation Feel Cared For
A green north wall, dusty lower siding and dirty trim can make a home look tired even when the finishes are sound. We identify those surfaces together and keep the method sensitive to seals, vents, outlets and paint. Show us all elevations, not only the front. That makes it easier to include a sheltered rear wall, garage return or porch ceiling that might otherwise be missed.
Duncan house washing, Saanich siding cleaning and Colwood soft-wash enquiries can be combined with exterior glass for a complete finish. In Oak Bay or Fairfield, mature planting and close side access belong in the setup plan. At a rural Cobble Hill property, separate garages and sheds need their own listed scope. You choose the buildings and features; we explain the suitable work and price.
