About Top Choice Moss Removal.

Based in Duncan, BC, we bring thoughtful roof moss removal, exterior cleaning and lighting to properties from Nanaimo to Victoria. Our standard starts with useful advice and carries through the method, the agreed work and the way your property is treated.

Your Home Is More Than a Surface

Good care is in the details.

A roof that sheds the rain. Gutters that can drain. Windows that let the view back in. An entrance that feels welcoming.

Those are practical reasons to look after a property, and they shape how we approach exterior cleaning. We want each visit to offer useful value: attention to the actual condition, a suitable method and a result you understand. A focused visit can address one problem; a coordinated plan can bring several services together. We explain the options so you can choose the work that serves your priorities.

Roof moss removal is at the centre of our work. Around it, we provide gutter and eavestrough cleaning, window washing, house and siding care, suitable pressure washing, and recurring exterior maintenance. Permanent LED lighting and Christmas light installation extend that care to the way a property looks and feels after dark.

Our name is a standard to work toward in every conversation and visit. Clear recommendations, respect for your property and an understandable agreement are the habits behind it.

Our Values, Put into Practice

What you should be able to expect.

Honesty, care and accountability matter most when they change a real decision. These are the standards that guide our service.

01

Recommend the work that serves the property

We start with the condition and your priorities. A blocked gutter run can need a focused clean; a leaking roof can need a roofer. Our responsibility is to explain the difference so you can put your budget toward useful work.

02

Match the method to the material

Shingles, siding, glass, timber and concrete tolerate different treatment. We consider surface condition, manufacturer instructions, pressure and product suitability before choosing equipment. An attractive finish should come with care for what is underneath.

03

Make the agreement understandable

The written scope identifies the surfaces, inclusions, price and expected result. Optional work belongs on its own line. If a condition changes the plan, we discuss it before expanding the work or adding a charge.

04

Treat access and cleanup as part of the job

Gardens, vehicles, pets, neighbours and shared entrances deserve consideration. Preparation, drainage and debris collection belong in the plan, along with any access limitations and the cleanup agreed for your visit.

Different Materials. Considered Methods.

Choose the care before the equipment.

Roof & drainage care

Established moss, flat algae staining and loose roof debris are different conditions. Roof demossing and moss treatment also produce different immediate results. We explain those distinctions and consider the roofing manufacturer’s guidance before selecting a method. High-pressure washing is not our approach to asphalt shingles.

Gutter cleaning supports that plan by addressing collected debris and accessible flow. Exterior gutter washing is separate appearance work, and a damaged outlet or leaking roof needs the right repair decision. Your quote makes those boundaries clear.

Glass, siding & outdoor surfaces

A good window-cleaning scope identifies the panes, screens and tracks that are included. A house-washing plan considers the siding, coatings, fixtures and final rinse. On concrete, paving, timber decks or fences, the existing surface and finish guide the suitable approach.

We distinguish washable residue from worn paint, failed glazing or stains that may need specialist restoration. Soft washing, pressure washing and careful glass cleaning are tools for different tasks. We choose the approach for the material and the result it can reasonably deliver.

A Brighter Welcome

Lighting with a considered plan.

Permanent roofline lights can provide a quiet warm-white look for everyday evenings or colour for a celebration. Christmas lighting can draw attention to a roofline, entrance or carefully wrapped tree. We start with the features you want to enjoy, then discuss the measurements, mounting, outdoor power and access.

The service terms deserve the same attention as the design. Permanent LED lighting needs controls and system care explained. Seasonal holiday lights need maintenance, takedown and storage agreed. Those details belong in your proposal so you know what you are choosing.

Local Properties. Individual Needs.

Duncan based.
Connected to your community.

Our main corridor links Nanaimo and Ladysmith with Chemainus, Duncan and the Cowichan Valley, then continues through South Cowichan to Greater Victoria and the Saanich Peninsula. That range includes compact storefronts, shared residential buildings, wooded lots and homes with expansive view glass. The municipality helps plan the route; the property determines the work.

For Duncan moss removal, we look at the actual roof slopes and the drainage below them. For Nanaimo window cleaning, the pane list and access at the rear elevation matter. For Victoria exterior cleaning, gardens, parking and adjoining properties can shape the visit. Maple Bay, Shawnigan Lake, Langford and Sidney each bring different layouts; a local guide is a starting point, followed by a property-specific conversation.

Lake Cowichan and Sooke enquiries are arranged by address. We confirm travel and access with the quote. Our Duncan service base and Victoria mailing contact have separate purposes; we arrange the service visit at your property.

Useful Care over Time

A schedule should earn its place.

A shaded gutter run under trees and an open roof do not need identical attention. We discuss recurring care from the debris, regrowth, glass and surfaces at your property.

  • Defined gutter and window scopes
  • Frequency chosen for the property
  • Prices and plan terms in writing

For a strata or commercial site, an organized building list, working windows and communication plan help people keep using the property while work is arranged.

Value You Can Compare

A clear scope is part of quality.

Compare the work as well as the number at the bottom of the quote.

Check the surfaces, method, access and cleanup. Ask whether gutter clearing accompanies roof work, whether window tracks are included, and whether a lighting proposal covers removal. A useful estimate makes the selected service understandable without relying on a vague package name.

Our pricing page explains the published guides and the factors that change a property-specific total. If repair, restoration or extra work is needed, it belongs in a separate conversation. You should be able to choose the work with the relevant details in front of you.

Before You Book

Get to know our approach.

Know the method, the scope and what to expect.

Top Choice Moss Removal is an exterior care company based in Duncan, British Columbia, serving the Nanaimo-to-Victoria corridor. Roof moss removal is our core service, alongside gutters, windows, house washing, suitable pressure washing, managed-property maintenance and exterior lighting. We organize the work around the surfaces at your property and an agreed written scope.

It means making a suitable recommendation, choosing a method compatible with the material and explaining the finish you can reasonably expect. It also means identifying access, protecting sensitive areas, pricing the agreed work clearly and discussing changes. A dramatic appearance alone is not enough if a method damages shingles, coatings, timber or drainage.

Roof moss work brings several important decisions together: the roofing material, the type of growth, drainage, access and the distinction between maintenance and repair. It deserves more care than a single washing method applied to every surface. We explain physical moss removal, treatment and gradual weathering separately, then help you choose suitable work for the roof's condition.

No. Appropriate pressure washing can suit some concrete and paving, while delicate siding, painted finishes and roofing need their own method. We do not high-pressure wash asphalt shingle roofs. Soft washing describes a low-pressure approach, but it still requires compatible products, controlled application and attention to gardens, fixtures and drainage. The surface determines the plan.

We distinguish a cleaning need from a repair or restoration problem and describe optional work separately. You can request a small, focused service or an itemized full exterior package. We explain limitations such as existing coating wear, glazing failure or deeply established staining before promising a result. Useful value comes from choosing work that addresses the actual condition.

We ask about sensitive landscaping, gates, pets, vehicles and adjoining properties when planning access. The chosen method also needs a suitable product and runoff plan. Preparation and debris cleanup should be defined in the agreement. Tell us about a special concern before the visit so it can be considered in the scope rather than discovered halfway through the work.

Yes. Gutter and window service plans can organize repeat visits around the property and the tasks you choose. Roof care is better guided by actual shade, debris and regrowth than a universal treatment interval. A recurring proposal should state the surfaces, visit frequency, prices and follow-up terms, so you can compare it with occasional cleaning and choose the useful option.

We accept enquiries for strata exterior cleaning and commercial property maintenance. Those proposals need the building list, authorized work, access windows and the people affected by the visit. Shared walkways, storefront hours and resident notices belong in the plan. We define the cleaning scope by building or surface so a manager can review the actual work and coordinate it.

Permanent LED roofline lighting and Christmas light installation are planned around the home, access and the design you want. We discuss the features to illuminate, outdoor power, mounting and the agreed service terms. Permanent systems need controls and system care explained; seasonal displays need maintenance, takedown and storage specified. A considered design is more useful than an undefined lights package.

Duncan is our service base, and the Victoria address listed on the website is a mailing contact. Service visits are arranged at the customer's property; the listed mailing address is not presented as a Duncan office or a walk-in booking desk. Call or email to discuss the property address and the visit you need before making an appointment.

We explain the limitation and discuss the appropriate next decision. Roof leaks, failed window seals, damaged gutters, loose paving and worn coatings may require repair or restoration. Cleaning can address suitable residue and growth, but it cannot restore a failed material by itself. That distinction belongs in the conversation before you commit to the job.

Compare the same surfaces, access assumptions and tasks. Check whether roof treatment and gutter cleanup, window screens and tracks, paver joint work or lighting removal are included. Ask how the method suits the material, what finish is expected and which terms apply to follow-up. The total is most meaningful when both proposals describe comparable work.
