Booking & Service Areas

Know the method, the scope and what to expect.

We are based in Duncan and arrange exterior cleaning across the Nanaimo-to-Victoria service corridor, including Ladysmith, Chemainus, the Cowichan Valley, the Saanich Peninsula and Greater Victoria. Send your address so we can confirm access, travel and scheduling for your property.

Request roof cleaning and roof moss removal, moss treatment, gutter and eavestrough cleaning, window washing, house and siding soft washing, pressure washing, driveway and patio cleaning, deck and fence cleaning, soffit and fascia cleaning, commercial or strata exterior maintenance, permanent LED roofline lighting and Christmas light installation. Your written quote identifies the surfaces and work included.

No. Asphalt shingles need a manufacturer-compatible cleaning method. High-pressure washing and aggressive scraping can harm the protective granules and shingle edges. We assess the roof, discuss low-pressure treatment and gentle removal where suitable, and flag damage that needs a roofer.

A useful quote depends on the actual property: roof area and pitch, building height, surface condition, water access, drainage, and the amount of debris. Photos and an address help us prepare an estimate. We confirm the scope and total price before work rather than offering a one-size-fits-all rate.

Yes. A coordinated visit can put roof work first, clear gutters afterwards and finish with exterior glass. Tell us which surfaces need attention and ask for an itemized full exterior cleaning quote.

Often exterior-only work can be arranged without you staying home, provided access, water supply and the scope are confirmed. Interior window cleaning requires suitable access. Keep windows closed, move vehicles and let us know about pets, gates and fragile landscaping.

Roof cleaning is the broader scope of caring for a suitable roof surface. De-mossing or moss removal addresses existing growth; treatment uses a compatible product to affect moss and its regrowth. A treatment-only visit can have a slower visible result than assessed physical removal. Your quote states which tasks are included, the method and what should change over time.

Not necessarily. Treatment can affect the moss before it changes appearance or weathers away. Large clumps, roof age and the shingle condition can limit appropriate physical removal. We explain treatment timing and follow-up based on the growth and condition of your actual roof.

Shade, slower drying, trapped debris and nearby vegetation can favour repeated growth. Removing moss does not change all of those conditions. Track the affected roof plane, keep accessible gutters clear and discuss suitable preventive treatment. Branch work needs the appropriate permissions and tree professional; no treatment makes every roof permanently maintenance-free.

No. A leak, missing shingles, damaged flashing or deteriorated roofing needs a qualified repair assessment. Roof cleaning is maintenance, not leak diagnosis or roof replacement. Tell us about active water entry before booking; we can keep the proposed cleaning work separate from the repairs the building needs.

Use the property's actual debris pattern. An open site may need a different interval from a roof beneath deciduous trees or conifers. Two planned visits can suit seasonal debris, while heavy needles can justify three. Inspect from the ground after wind and leaf fall; overflow can also indicate pitch, outlet or drainage problems that clearing alone will not fix.

No. Needles, seeds, roof granules and fine debris can still collect around guards and outlets. Some covers need removal for a thorough clean, affecting access and labour. Include photos of the guard type when asking for a price, and confirm whether removal and reinstallation are included.

The blockage may be in the outlet, a bend or a buried drain, or the gutter may have a slope or capacity problem. Interior gutter clearing is not the same as underground drain diagnosis. We state which accessible flow checks are included and flag signs that need a repair or drainage specialist.

Interior eavestrough cleaning removes debris so water can flow. Gutter brightening treats suitable marks on the visible exterior face. Green organic film, dark streaks, oxidation and coating failure are different conditions, so an inside clean does not promise a white exterior or restoration of damaged paint.

Only when listed. Choose exterior-only glass or inside-and-out cleaning, then identify screens, tracks, skylights, glass railings and other features. A consistent pane list makes a recurring quote useful. High or inaccessible glazing may require a separate access assessment.

Routine cleaning removes suitable surface dirt. Fogging between sealed panes indicates an issue inside the unit and cannot be washed away. Mineral deposits, salt residue, paint and adhesives need assessment; specialist stain removal is distinct from a normal wash, and etched or scratched glass may remain visibly damaged.

A suitable pole system uses a brush and treated water to loosen and rinse surface dirt. The glass, frames, access and water quality affect whether it is the right method. A hand-cleaning approach may be chosen for another window or interior scope. Ask which panes and frame cleaning are included instead of judging the service only by the tool.

The method depends on the siding, finish, condition and manufacturer guidance. Controlled low-pressure cleaning and gentle brushing can be appropriate for suitable vinyl; forcing water into joints or using an aggressive jet can cause harm. Loose panels, failing seals and damaged coatings should be identified before the wash.

The proposal should identify walls and each additional feature: soffits, fascia, exterior gutter faces, porch ceilings or detached buildings. Interior gutter clearing and final window washing are separate services unless included by name. A clear scope prevents a wall-washing price from being mistaken for an entire-property package.

A routine surface clean targets suitable dirt and organic buildup. Deep oil, rust, paint and other staining can need a different treatment and may not disappear. Concrete condition and runoff matter too. Describe the stains in photos so the quote distinguishes general washing from specialist restoration.

Some cleaning can loosen joint material, especially where it is already deteriorated. Joint type, drainage and paving condition should be assessed first. Re-sanding, weed work, sealing and repairs are separate tasks unless specified. The washing quote should state what happens to the joints and what follow-up may be needed.

Cleaning can remove suitable grime or organic growth, but it cannot reverse rot, splits, UV weathering or failed coatings. Excessive pressure can damage wood fibres. The appropriate method follows the timber or composite material and finish; restoration, sanding, staining and sealing belong in a separate scope.

Tell us about ponds, sensitive plants, pets and loose items before the visit. We agree on preparation and the work-area boundary for the actual method and products. Keep windows shut and move items or vehicles as discussed. Re-entry and drying instructions follow the quoted work rather than a universal waiting period.

The service and conditions decide. Roof access, wind, product requirements and water freezing on walking surfaces can require rescheduling. A little rain is different from unsafe access or unsuitable treatment conditions. We confirm a practical booking window and the contact process if weather changes.

A coordinated visit usually puts upper-surface work before finishing glass and ground-level areas. Roof treatment can require a different weather window or follow-up, so the whole package is not automatically completed in one day. We itemize the selected services and explain the sequence before booking.

Provide the site address, building list, storeys, roof and cladding materials, pane scope and shared areas. Identify resident notices, private-access permissions, reporting needs and the approved contact. Compare proposals using the same surfaces, access and documentation requirements; cleaning is distinct from a building-envelope assessment.

Yes, enquiries can be scoped for storefront glass, suitable entrances and other exterior surfaces. Pane lists, opening hours, pedestrian access and contamination determine the proposal. Oily or hazardous residues need specialist assessment and are not included in an ordinary walkway wash.

Our pricing guide lists $200–$450 for typical residential gutter cleaning and $0.40–$0.70 per-square-foot guideline for driveways, walkways and decks, with a $200 minimum. Your actual quote confirms material, area, height, access, taxes and any extras. Other services are assessed individually.

The published twice-yearly gutter plan lists $50 off each cleaning and 10% off additional services. Three planned visits list $100 off each cleaning and 15% off additional services. We identify the base quote, eligible extras and terms in writing. Window frequency and lighting products do not automatically receive an unconfirmed discount.

They are different choices. Permanent LEDs stay installed and can offer product-specific controls or scenes. Seasonal Christmas lighting can include C9 rooflines, wrapped trees and decorations with removal and storage. Compare daytime appearance, evening design, system features, ownership and the total package rather than assume one suits every home.

Ask for the design, materials, installation, in-season care, takedown window and storage terms. Also confirm who owns the lights and what a later season costs. Your Top Choice proposal states the complete seasonal package, including any maintenance response and multi-year terms.

The measured roofline, selected LED system, track, controllers, power, height and access determine the installed price. Future service depends on replaceable components and the written manufacturer and workmanship coverage. Ask about app compatibility, electrical alterations and access costs before comparing quotes by footage alone.

Yes. Top Choice arranges Victoria roof moss removal and roof cleaning, including Fairfield, Fernwood, James Bay, Rockland and other neighbourhoods. Include the roof material, full-building photos and any narrow side access. We can price gutter cleaning with the roof work and schedule the final exterior windows after upper-surface cleaning.

We can prepare a coordinated Duncan roof and gutter quote. Roof condition determines the removal or treatment method; gutter length, height and debris determine the drainage scope. Tell us about overflow, guards and detached buildings. The proposal explains the sequence and any later roof-treatment follow-up so you know what happens at each visit.

Yes. Send your address in North Nanaimo, Hammond Bay, Departure Bay or another Nanaimo neighbourhood, with photos of the glass and driveway. Elevated panes, glass rails, sloping access and drainage can affect the setup. We list window washing and concrete cleaning separately, then coordinate them so the last glass clean follows nearby washing.

Show each wall, the siding or stucco finish, painted trim and any peeling coating. Identify soffits, fascia and exterior gutter faces you want included. Mature planting, ponds and narrow access matter. A low-pressure house wash follows the assessed finish; glass, interior gutters and specialist oxidation removal receive their own listed scope.

Yes. Wooded South Cowichan properties can benefit from a plan that tracks needles, leaves and recurring growth instead of repeating every service on a fixed date. Send the address, water source and separate outbuilding photos. We can discuss roof moss treatment, two- or three-visit gutter plans and seasonal window care at different intervals.

We arrange permanent LED roofline lighting, Christmas light installation and exterior cleaning enquiries across the service corridor, including Langford, Colwood, View Royal, Sidney and the Saanich Peninsula. Lighting needs measured features, an outdoor power plan and installation access. Cleaning can be coordinated beforehand, with seasonal takedown or year-round system care stated separately.

Build the package from the surfaces you want improved: roof moss, inside gutters, siding, soffits, windows, driveway or patio. A full exterior clean should list each selected task and the order of work. Detached garages, glass rails and upper rear elevations need to appear in the photos and scope too. You can choose the complete plan or approve only the priorities that fit your budget.

That is a common design goal for a configurable LED roofline system. Compare the actual white-light appearance, colour options, controls and programming in the quoted system before choosing it. Ask to see the proposed daytime track finish as well as an evening light pattern. Confirm which features are included rather than assuming every permanent-lighting product has the same controls.

Send your preferred switch-on date and property photos before you want the display installed. The design, measurements, supplied materials, outdoor power and safe access all need planning. Include any wrapped trees, entrance garlands or rooflines beyond the front of the house. Your seasonal proposal should also give the maintenance period, removal window and storage arrangement; the installation date is confirmed with the booking.

Yes. Exterior-only window washing is a separate scope from inside-and-out cleaning. Tell us which doors, upper windows, skylights and glass rails to include, and identify screens that restrict access to the outside glass. Interior access is needed only for agreed work that requires it. A pane list makes the first quote clearer and later seasonal visits easier to arrange.

Start with the surfaces you use and the buildup you can see: view windows, railings, sheltered siding, gutters and outdoor steps. Photograph the waterside elevation and any steep or narrow access, because the street view may hide the highest glass. Tell us about ponds, shoreline drainage and the water supply. Routine glass washing and separately assessed mineral marks should be distinguished in the quote.

One visit can address a current debris problem; a plan helps when leaves and needles repeatedly collect. Watch which gutter runs fill, when leaf fall occurs and whether outlets overflow between visits. Two or three planned cleans may suit different properties. Compare the listed work and annual total, including the stated plan discounts, rather than choosing a frequency from the size of the house alone.

Before You Book

Roof Cleaning & Moss Removal

Know the method, the scope and what to expect.

Roof cleaning is the broader service and can address dirt, algae staining and debris. Roof moss removal, roof de-mossing and roof demossing describe work on established moss. Your quote should state whether it covers physical removal, treatment, debris cleanup and gutters.

Cleaning cannot repair failed shingles, flashing or roofing underlay. If water is entering the home, arrange a roofing assessment promptly. We can flag visible concerns but do not substitute cleaning for a roof repair.

Not always. The roof material and cleaning approach matter. Treated growth may change colour and detach gradually. We explain the expected appearance and timescale for your property before work.

Tell us the roof type when requesting a quote. Those materials need a separate compatibility and access assessment. We confirm whether the work is suitable rather than applying the asphalt-shingle approach to every roof.

Any warranty or follow-up terms must be stated in your written quote. Regrowth depends on shade, debris, moisture and maintenance; we do not advertise a blanket permanent moss-free guarantee.

We assess the roof material, age, growth thickness, access and manufacturer guidance. Physical removal can be inappropriate on fragile shingles, while treatment alone can have a slower visible result. The quote describes the selected approach and expected timing instead of promising the same method for every roof.

No. List each roofline, attached section and detached building you want assessed. The proposal identifies the roof area, debris cleanup, gutter scope and any treatment follow-up. A main-house roof quote should not be read as permission to clean every building on the lot.

Tell us before booking and arrange a qualified repair assessment for active leaks or visible defects. Cleaning does not repair flashing, shingles or the roof structure. The maintenance scope may need to wait until the repair contractor confirms the surface can be worked on.

Before You Book

Gutter Cleaning

Know the method, the scope and what to expect.

Accessible downspout checking and clearing can be included in the scope. Underground drainage, dismantling inaccessible connections and repairs need separate agreement. Tell us where the blockage seems to be.

There is no single rule. Annual cleaning is a useful starting discussion; heavy tree cover may justify spring and autumn visits or additional checks after major debris fall.

No. A leaking seam, poor slope or damaged section can remain after debris is removed. We flag visible concerns so you can arrange the appropriate repair.

Send a photo or the guard brand. Some systems can be cleaned in place; others need careful removal. Access and any removal or reinstatement are quoted explicitly.

Yes. Ask for an annual or spring-and-autumn proposal with a clear per-visit scope. No automatic renewal or unapproved extra work is assumed.

Ask whether the quote includes debris clearing, accessible downspout checks, flushing, guard removal, exterior brightening and ground cleanup. Each can change labour and access. Compare the same scope and footage; a cleared interior channel does not automatically mean the gutter face is restored.

The published plans use two or three agreed visits, with $50 or $100 off each cleaning respectively and stated additional-service discounts. The correct interval follows debris rather than the discount alone. Your written quote confirms the base rate, timing, inclusions and eligible extras.

Clearing debris can improve flow but cannot correct every pitch, hanger or outlet problem. Persistent standing water after the channel is clear can indicate a repair need. Re-pitching, sealant work and buried drain diagnosis remain separate from the ordinary cleaning scope.

Before You Book

Window Cleaning

Know the method, the scope and what to expect.

Only when stated in your quote. Exterior glass, inside-and-out glass, screen washing and detailed tracks are separate items so you can choose the level of service.

No. Fog inside a sealed glazing unit generally needs a glazing assessment, not cleaning of the outside surfaces.

Some deposits need specialist treatment or testing and may have permanently etched the glass. Send photos; restoration is not automatically included in a routine wash.

Yes. We can discuss annual or seasonal home cleaning and recurring storefront work. Frequency depends on exposure and the result you want to maintain.

Exterior-only work can often be arranged with agreed access. Interior window cleaning requires appropriate access and scheduling. We confirm those details before the visit.

Send photos of every elevation, note the storeys and choose outside only or inside and out. List skylights, glass rails, French panes, screens and tracks separately. Mineral stains, paint or adhesive marks and restricted access can change the work from a routine wash.

Haze can be on the glass surface, inside a sealed unit or due to scratching or etching. Routine washing only addresses suitable surface dirt. If cloudiness is between panes, cleaning cannot restore the failed unit; mineral restoration also requires a separately assessed method.

Use a defined pane list and tell us about new furniture, locked gates, construction or altered balcony access before the next visit. Exterior-only and inside-and-out visits can have different scopes. The plan states each visit's price and authorizes extras separately.

Before You Book

House Washing & Soft Washing

Know the method, the scope and what to expect.

No single method is suitable for every surface. We assess material, finish, age and defects, and use the relevant manufacturer guidance. Damaged or delicate cladding may need repair or specialist care first.

No. Roof cleaning is a separate service with a different method. You can request a coordinated full exterior cleaning quote with each component listed.

Oxidation may need separate restoration and testing. Routine house washing does not guarantee its removal. Tell us if the surface leaves a chalky residue.

They can be included when specified. Cleaning the outside of a gutter is distinct from clearing the inside for drainage. We identify both tasks separately.

We identify each substrate and coating before choosing the cleaning method. A material that tolerates one approach does not make the whole building suitable for it. Sensitive finishes, loose siding and failing sealants may need limits or repairs, which are kept separate from washing.

No. Dirt and organic growth are different from finish deterioration. Cleaning can reveal wear that was partly hidden by buildup; it does not restore a failed coating. Tell us if painting is planned so preparation, drying and repair requirements can be coordinated with the refinishing contractor.

List them as requested features. They can require different access and controlled cleaning around vents, lights and fixtures. A wall-wash price includes them only if the proposal says so; inside gutter clearing and final glass cleaning are separate tasks unless listed.

Before You Book

Pressure Washing & Power Washing

Know the method, the scope and what to expect.

The terms pressure washing and power washing are often used loosely. Heated water is not automatically included. If the job requires it, that equipment and method must be confirmed in the quote.

No. Oil can penetrate porous concrete and leave a mark after cleaning. Separate treatment may help, but we assess the stain and explain likely limits.

Asphalt shingles are not pressure washed. Siding needs a material-specific method, often soft washing. We choose the method for the surface rather than using pressure everywhere.

No. Sealing, joint-sand replacement, repairs and restoration are separate work unless specifically listed in an agreed proposal.

No. Our guide for suitable driveways, walkways and decks is $0.40–$0.70 per square foot, with a $200 minimum. The material and condition still determine suitability. Walls, roofs, fences, specialist stains and unusual contamination need their own assessment.

We identify the surface, buildup and drainage routes before agreeing on work. Oil or hazardous contamination can require specialist containment outside a routine wash. Tell us about ponds, nearby water and drain restrictions; the proposal states any special measures rather than assuming every drain can receive runoff.

Deep oil, rust, embedded material, worn aggregate and differences in concrete age can remain visible. Increasing pressure can damage the surface without solving those stains. The quote separates ordinary buildup removal from any specialist treatment and explains the expected finish.

Before You Book

Gutter & Window Service Plans

Know the method, the scope and what to expect.

No. One-time cleaning is available. A recurring plan is an option only if you want scheduled maintenance.

The two-visit gutter plan offers $50 off each cleaning and 10% off eligible additional services; three visits offer $100 off each cleaning and 15% off eligible additional services. Your proposal states the base price, scope and terms. Window plan prices and any other discounts are confirmed separately.

Yes. They can share a booking when timing and access suit both services, or follow separate intervals.

Renewal and future visits follow the written agreement. No unapproved automatic renewal is assumed.

Safe access and suitable conditions govern the visit. We arrange another booking window when the planned work cannot proceed appropriately.

Yes. Debris accumulation can justify two or three gutter visits while windows follow a different interval. The proposal lists each task, booking window and per-visit price. You do not have to repeat a full exterior package every time one surface needs attention.

Roof moss maintenance starts from $29 per month for eligible quoted plans. Confirm the full commitment, initial work, number of payments, treatment visits and renewal rules before booking. A monthly starting payment is different from the complete cost of roof demossing or an initial removal visit.

A storm, heavy needle fall or an unusual blockage can create a need outside the agreed routine visits. The plan explains how to request extra work and how it is priced. Repairs and underground drainage problems stay separate unless expressly included.

Before You Book

Permanent LED Lighting

Know the method, the scope and what to expect.

Permanent lighting is an installed system intended to remain in place for year-round use. Seasonal Christmas lighting is designed, installed and removed for a defined season. Permanent-system controls and holiday effects vary by product; seasonal packages can include different C9 bulbs, trees and decorative elements. Compare the appearance and total installed scope before choosing.

The quote follows the selected roofline footage, gables and other included features, then adds the specified track, LEDs, power supplies, controller, access and installation work. Photos help start the design, but measurements may need a site visit. A price per foot is only meaningful when the included system and work are the same.

That depends on the system, mounting position and trim. We discuss visibility from normal viewing angles and whether a compatible track finish is available. A discreet design still needs safe mounting and access for future maintenance; a daytime photo or sample can help set expectations.

Some systems offer app controls, timers and colour scenes. Those features are product-specific, so the proposal identifies the actual controller and compatibility. Ask about internet requirements, local control, account ownership and what happens if the app or home network is unavailable.

The mounting surface must be suitable. Failed paint, loose trim and rot should be addressed before the installation is priced or completed. Cleaning and lighting are separate from structural repairs; we flag visible concerns and identify work that needs the appropriate repair contractor.

Only when explicitly listed and assigned to an appropriately qualified contractor. A lighting quote should explain the power source and any additional work needed. We do not assume that mounting low-voltage lights includes altering your home's electrical installation.

Ask separately about LEDs, controllers, power supplies and installation workmanship. Confirm the term, exclusions, service labour, access costs and replacement process in writing. Product coverage does not automatically mean every future service visit is free.

Permanent-lighting enquiries are arranged through our Duncan service base across the Nanaimo-to-Victoria corridor, Cowichan communities and Greater Victoria. Send the exact address and roofline photos so travel, access and scheduling can be included in the proposal.

Before You Book

Christmas Light Installation

Know the method, the scope and what to expect.

A full-service seasonal quote should list design, supplied materials, installation, maintenance, takedown and storage individually. Ask for a complete seasonal package if you want those tasks coordinated. Your Top Choice proposal confirms the actual inclusions and dates, so an installation-only price is not mistaken for a complete seasonal package.

Tell us what you own before requesting a quote. Condition, outdoor suitability, clips and compatibility affect whether the products can be used. A supplied-lighting package can use commercial-grade C9 and mini lights. Customer-owned products need their own compatibility and condition assessment.

Contact us ahead of the season with daytime photos and your preferred installation window. Availability depends on access, weather and the size of the display. Early planning also leaves time to measure the roofline, confirm materials and arrange any power work, rather than promise a last-minute date.

The mounting approach needs to suit the roof edge and gutter condition without obstructing drainage. Existing debris, guards, loose gutters and brittle trim should be mentioned. Gutter cleaning can be priced as a separate preparatory service; it is not automatically included in hanging lights.

Those can be assessed with a measured scope. Tree height, branch access, public walkways, power and property permissions can change the proposal substantially. A business or strata contact should confirm the approved features and the operating or resident-access requirements.

Use the contact process in the package. The proposal states covered components, the maintenance period and the agreed response arrangement. Weather and safe access can affect a service visit. A specific 48-hour response is offered only if it is written into your own agreement.

Ownership depends on the package. Ask whether products are purchased, rented or retained by the contractor, and whether later seasons include the same materials. Installation, storage and ownership should be separate written terms so you can compare the total seasonal commitment.

Permanent LEDs can suit someone who wants an installed roofline system throughout the year; seasonal lights can suit a distinct Christmas display with trees and decorations. Product controls, appearance, maintenance and the total quote determine which fits your property. We can discuss both without assuming one is right for every home.

Before You Book

Soft Washing

Know the method, the scope and what to expect.

Soft washing is a cleaning method; house washing is a scope covering selected walls and exterior features. A house wash may use low-pressure application, gentle brushing and controlled rinsing as suitable. The quote lists the actual siding, soffits, fascia or gutter faces included, rather than relying on the label alone.

No. Compatibility still depends on the substrate, coating, product and application conditions. A suitable low-pressure method can be inappropriate for a failing finish or unusual stain. We assess materials and discuss test areas or repair needs where the result is uncertain.

Treatment and physical removal are different tasks. A compatible treatment can affect growth before the residue weathers away, and established clumps may need a separately assessed removal approach. Your roof proposal explains the work, time to the expected result and any follow-up rather than promising an instant clean.

Not necessarily. Ordinary organic buildup can respond to routine washing, while dark gutter streaks, oxidation and failed coatings need different assessment. Gutter brightening is a separate exterior-face service, and even specialist cleaning cannot guarantee restoration of a damaged finish.

Identify sensitive planting, ponds and pet areas before booking. The preparation and access instructions follow the chosen method and product. Move loose items as agreed, keep windows closed and keep people and pets out of the active work area until the stated conditions for return are met.

It can remove suitable dirt and organic buildup, but painting preparation may need more than a cosmetic wash. Failed coatings, sanding, repairs and drying requirements belong in a separate refinishing plan. Tell us your goal so the cleaning scope fits what the next contractor needs.
